Welcome to Wynlakes

The Wynlakes Homeowners' Association (HOA) welcomes you to your new home in the premier neighborhood community in Montgomery. Our neighborhood is divided into 9 Districts with each District having one neighbor as a member of
the Board of Directors. In addition, each District has 3 neighborhoods with as many as 3 neighborhood representatives, in each,
who attend quarterly meetings, elect their District Director, and provide information to individual homeowners.

We want our homeowners to be well informed and your neighborhood representatives are your first point of contact to resolve
questions you may have and provide you up to date information. See the latest quarterly newsletter for the current “hot” topics.

As you know there are always concerns in a neighborhood. For the safety of our children and residents, please observe the 25 MPH speed limit. Also, city ordinance forbids unlicensed vehicles (golf carts, go-carts, 3 and 4 wheel ATVs, etc.) from our city streets and side walks. In addition, our covenants establish the rules of the neighborhood in order to maintain community wide standards. See Covenants. Again, the major complaints we get from homeowners about covenant infractions are lawns/lots not being maintained to expectations, trailer and recreational vehicles at home site more than 24 hours, overnight parking on the streets, animals not properly restrained and not “picked-up” after on walks, barking dogs, garbage carts visible, etc.
Please be aware of these issues and help all of us to be good neighbors.

Site Improvements – In accordance with the Wynlakes HOA Covenants, the Modifications Committee must approve all exterior site improvements. An application for Site Improvement is required for any improvements, changes, or additions. The purpose of this approval is to ensure all properties within Wynlakes adhere to applicable covenants and community wide standards (harmony, design, location, topography, and finish grade elevation). The main concern is to have an approved form on file to alleviate problems with property issues listed above. (This includes all fences, pools, additions, patios, decks, landscaping, painting, etc.)

Fishing – If you plan to fish in the Wynlakes community, one must have a valid permit issued by the Wynlakes HOA,
please see attached guidelines.
