Community

The Wynlakes Homeowners’ Association (HOA) welcomes you to life in the premier neighborhood community in Montgomery.  Our neighborhood is divided into 9 Districts, with each having a neighbor elected as a member of the Board of Directors.  In addition, each District has 3 neighborhoods with as many as 3 appointed Neighborhood Representatives.  The Board of Directors meets monthly, and the Neighborhood Representatives meet quarterly.  In addition to the HOA office staff, your District Director and Neighborhood Representatives may provide you with answers to any questions or concerns you may have.  The HOA provides 24-hour security surveillance to the neighborhood, with the main guardhouse at Vaughn Road being manned at all times.  The HOA also publishes a quarterly newsletter, which is mailed to all residents in January, April, July, and October.

Covenants & Other Information

The HOA’s Covenants, Bylaws, Articles of Incorporation, and Resolutions establish the rules of the community. The “General Covenants and Restrictions” can be found in Article VII of the Declaration of Covenants document.  The City of Montgomery prohibits unlicensed vehicles (golf carts, go-carts, ATVs, etc.) on our city streets and sidewalks.  Please observe the 25 MPH speed limit for the safety of all residents.  The Covenants prohibit parking on the street for more than 24 hours.  For the safety and “comfort” of our many joggers and walkers, please remember that dogs must be on a leash at all times and please clean up after your dog.

Site Improvements

In accordance with the Covenants, the Modifications Committee must approve all exterior site improvements PRIOR to the start of work, or you may incur a fine.  This ensures that all properties within the community adhere to applicable covenants, plat restrictions, and community wide standards (harmony, design, location, topography, etc.).  An Application for Site Improvements is required for any changes or additions to the exterior of your home (front or back yards).  This includes painting, fencing, additions, patios, decks, landscaping, etc.  Please refer to the Modifications Guidelines for more information.

HOA Office

The HOA office is open from 8:30 AM – 5 PM Monday – Thursday and 8:30 AM – 12 PM Friday.  The HOA office staff’s main purposes are to enforce the Covenants, collect HOA dues, and maintain the community’s common areas.  Your HOA staff works hard to ensure that our community retains its beauty, prestige, and value.

Fishing

The large lake on Longneedle Drive near the Number 5 green on the golf course is the only lake where fishing is permitted for all residents.  If you plan to fish, you must have a valid fishing permit issued by the HOA office.  Fishing is only allowed for residents of Wynlakes.  If your property abuts one of the lakes, you may fish on your property without a permit.  No swimming or boating is permitted on any of the lakes within the community.
